Value One Property Consultants is the coming together of several likeminded property professionals, each of whom were dissatisfied with the level of service and information being provided to individuals and corporates alike. Most professionals in our industry tend to provide overly cryptic and/or irrelevant information to their clients which may be technically correct, although is of little benefit to the user.

We understand that having access to the most comprehensive and yet practical property advice can make or break the future outcome of any property dealing. The industry has received a bad reputation and in some cases, rightly so. A number of property professionals have turned to providing mass produced reports which include generic rather than property specific evidence and information, resulting in a flawed valuation outcome. Many professionals have forgotten how to provide helpful advice. At Value One Property Consultants, we believe that there is no value in providing a valuation amount, unless each of the underlying elements that affect value are addressed accurately and are properly explained to the client. Our professional staff have all completed tertiary education in property valuation, property economics, property development, property and/or project management. We employ only fully qualified and unrestricted Certified Practising Valuers, capable of legally conducting valuations in all property categories. Our staff carry a minimum of Associate Level membership to the Australian Property Institute and as such, are governed by strict Codes of Conduct and Professional Practice Standards.

We regularly act as an Expert Witness and/or Mediation Experts for both court purposes and upfront dispute resolutions. We are privately owned and entirely independent. We each hold ourselves to a set of strict moral standards in undertaking all our functions. Since conception we have advised and assisted in property dealings having a total asset value in excess of $25 billion, across a broad range of residential, commercial, industrial and special use property types.

Importantly, all of our staff have completed a strict internal training program designed to remove any industry biases and re-educate them in the providing ‘relevant’ advice. We have built a successful business of repeat and referred clients, which speaks for itself.

When it comes to buying real estate, which tends to be the biggest financial decision you will make in your life, you need to be prepared. When you’re in the market for property, you hear stories on both sides of the spectrum – there’s the person who got an amazing deal, outsmarting the other buyers and building instant equity in their property, however for everyone one of those there are 5 horror stories about overpaying, under researching, missing out on a sale, and countless problems after the sale.

To ensure you are in the best possible position to secure your dream home or investment property, you can’t do without these 5 real estate professionals. Surround yourself with the right people and it’s only a matter of time before you secure your ideal property.

  1. Mortgage broker – having a good broker will enable you to maximise your borrowing power and get you approved in a faster time with less hassle. They will be unbiased (i.e. not just work with lenders that pay higher commissions) and will be able to ensure your loan structure is appropriate for your circumstances. The best brokers will have strong relationships with lenders and will often be able to get your loan approved where others will fail.
  2. Conveyancer/Solicitor – as your legal interpreter and representative in a property transaction, you should take the time to choose them wisely. Conveyancers typically deal solely with property transactions and are professionals in the field. There are some excellent solicitors who have the same expertise, but often conveyancing is only one of several things they do so only use a solicitor if it is one of their key focuses. Whoever you choose, having a good professional on hand to quickly review a contract, negotiate terms and conditions, and ensure a clean and simple transaction is imperative.
  3. Property Valuer – considering the amount of money involved in a property transaction, a pre-purchase valuation is a must. As well as saving you from overpaying on a property, a good valuer will inform you of any concerns in relation to the market in that location, the history of sales for the property, areas of risk in relation to the property itself and quite often a valuer will be able to identify most issues with the property structures – although we still recommend having a building inspector complete a more thorough inspection as well. We recommend against using a valuer who works predominantly with the banks – it is a very different skill to provide pre-purchase advice and they are unlikely to have the experience or time to provide you with a sufficiently helpful service. A good valuation will provide peace of mind and will often provide information that can be used as a negotiation tool to assist in getting a lower price.
  4. Pest and building inspector/s – This may or may not be the same individual, but get to know the person rather than the company and ensure they have the skills , experience and desire to undertake a thorough investigation. Scarily, in some states building inspectors are no longer required to carry a builder’s licence, which raises all sorts of concerns as to the completeness of their investigations. Ask to see a sample report and ensure the report you are getting thoroughly and plainly describes any areas of concern including cost to rectify where possible – many companies provide reports full of disclaimers, which offer little actual benefit to the reader.
  5. Buyers Agent – not a necessity in every case although a good buyers agent can save you significant time, money and effort in finding the right property. They are especially useful when buying in a market you do not fully understand such as interstate or within a different market segment. A good buyers agent will be well connected to selling agents and developers, and will likely have access to off market opportunities as well as being first in line when suited properties hit the market. As well as searching for your ideal property, a good buyers agent will also be able to negotiate on your behalf, often achieving a lower price than would otherwise have been possible.

To apply for the HomeBuilder Scheme, your house must be valued by a licensed independent valuer to show that the value of your property (house and land) is under $1,500,000. This valuation must occur within 3 months of the start of construction.

The recently announced Federal Government HomeBuilder scheme is making it easier for Australians to realise their housing dreams. HomeBuilder provides eligible owner occupiers with a grant of $25,000 to build a new home, substantially renovate an existing home or buy an off the plan home. Well, you’re not alone. Research shows that 80% of vendors have very little understanding of the true value of their property for sale. Even more worrying than that statistic is that the vast majority of vendors rely on the real estate agent to advise them what their house is worth.
