Stamp Duty

Stamp duty is a tax that is calculated based on the market value of the property, and it is a legal requirement that a professional stamp duty valuation is carried out to ensure the rate of tax is correct.

You are required to pay stamp duty on property when you sell your property, or gift it to family members, or if the property is being transferred in a superannuation fund, or a trust. Even if there is no money exchanging hands between the parties involved, the Office of State Revenue needs to confirm that the correct amount of stamp duty has been paid on the transfer of the property between parties.

In order to meet the Office of State Revenue requirements, you must produce a signed, original copy of a valuation report that determines the amount of stamp duty that is payable. This document must be issued by a registered property valuer. This report records the physical attributes of the property, including location, and its current market sales value, based on market research, professional interpretation, and valuation models. The stamp duty tax is then payable on that valuation report, which is why it is vital a professional valuer is used.
